Other retirement communities charge for extra services but at SPLIT RAIL there are no extra charges for 50 amp spaces, in unit laundry, summer water, garbage, sewer or basic lawn maintenance.
The 2022-2023 Season is defined as 10/1/2022-9/30/2023. Rates are subject to adjustment for each subsequent Season.

TERMS & CONDITIONS
All posted rates (except daily & weekly) are plus electric. Lot Rentals include (1) RV=Residence, (1) Vehicle (car/truck), (1) Golf Cart OR (1) Motorcycle & (2) Bicycles. Additional vehicles as defined in the Park's regulations must be parked or stored in the Annex storage area subject to availability & applicable monthly storage fee. City water, sewer & garbage are included on all rates. All rates are based upon two persons per unit. Additional guests are $2.00 per day (no charge for children under 6 years of age) limited to 30 days per season. A $200 deposit is required to reserve a lot. * No monthly payment plans allowed for current season rent. All rent payments regardless of when Resident plans to arrive are due October 1st and must be paid in full by December 1st. Balances not paid in full by December 1st will incur a 3.0% late charge (compounded) on the outstanding balance of rent due for every month (partial or full) until the balance is paid. Reservations for 1, 3 or 4 months must be paid in full upon arrival. We accept as payment: cash, personal checks, money orders & credit/debit cards (credit cards allowed for rent & deposits only & subject to applicable 3% convenience fee). Installment payments of any kind i.e. for rent, electric, etc. due for current season not allowed.
REFUND POLICY: Cancellation requests must be sent to the Resort Office in writing, email or faxed AND received by Resort Management before October 1st. Cancellations before October 1st, will receive a full refund less a $50 processing fee (please allow up to 6-8 weeks to receive your refund). No refunds will be made after October 1st unless written proof of medical reasons for individuals coming for the season (does not include other family members) is provided to Resort Management from a licensed medical practitioner and no refunds after arrival. All residents must agree to & adhere to ALL Resort Rules & Policies & Addendums which a copy is available upon request at the Resort Management Office.
Electric cost is submetered by Mission Split Rail RV Park, Inc. and not from our providers Direct Energy & AEP. Tenant's submeter bills are calculated pursuant to Public Utilities Commission Subt. R. 23.51(c)(1)G(i) & no administrative charges or fees are added to your bill per Texas State Law.
