STORAGE OPTIONS - available to Resort Residents only and allowed are RVs, boats, tow trailers, vehicles, storage sheds- length restrictions apply and monthly storage fee is never prorated. Contact Office to reserve a storage spot as space is limited.
Basic Storage = $50 per month
(basic storage available in Resort Annex and several lots throughout the Resort)
Premium Storage = $100 per month
(premium storage gives you access to water, sewer, electric and no guest fees for your visitors, this storage in NOT intended for residence of any type, terms and conditions apply)

PAYMENTS ACCEPTED FOR RENT ARE: CASH (USD), CHECKS (US Banks), CHECKS (Canadian Banks drawn as US Funds), PIN based Debit Cards Present at Time of Payment and for a 3.5 % bank processing fee we also accept Credit Cards & Debit Cards Processed Over the Phone.
NO EXTRA CHARGES for 50 amp lots, garbage, waste water or basic lawn maintenance.
The 2026 -2027 Season is defined as 10/1/2026 - 9/30/2027. Rates are subject to adjustment for each subsequent season. Please contact our office for rates if you are making a reservation for a season other than the one listed here.
TERMS & CONDITIONS (the fine print)
All posted rates (except daily & weekly) are plus electric fees for the month. Lot Rentals are defined as (1) RV = Residence, (1) Vehicle (car/truck/SUV), (1) Golf Cart OR (1) Motorcycle & (2) Bicycles. Additional vehicles as defined in the Resort Rules must be parked or stored in an approved storage area subject to availability with applicable monthly storage fee. City water, sewer, & garbage are included on all rates. Residents that use excess water for yards, car washing, rig washing, during water restrictions or any other waste as determined by the Resort will be charged an extra $25 per month. All rental rates are based on (2) two persons (55+ in age) per residence. Guests are charged $2.00 per day (no charge for children under 6 years of age) and limited to 30 days visit per season. A $200 deposit is required to reserve a lot for the season. *NO monthly payment plans are allowed for current season rent. Regardless of when the Resident plans to arrive, all rent payments are due in FULL October 1st with a no-penalty grace payment period until December 1st. Balances not paid in full by 12/1 incur a 5% late charge with a 10% late charge for every month thereafter. Non-payment of rent or electric qualifies under Texas' "Theft of Services" law resulting in adverse action taken by the Resort.
REFUND POLICY: Cancellation requests must be sent to the Resort Office in writing or emailed AND received by Resort Management by October 1st. Cancellations before October 1st will receive a full refund less a $50 processing fee (allow 3-4 weeks to receive your refund by check via USPS). No refunds made after October 1st unless written proof of medical reasons for individuals coming for the season (does not include other family members) is provided to the Resort Management from a licensed medical practitioner and no refunds after arrival under any circumstances. All residents, by payment to Resort for rent and by residing in the Resort, unconditionally agree to adhere to and abide by ALL Resort Rules, Policies, Addendums, Processes any other governing Procedures in effect and operation by the Resort. A copy of such documents is available upon request at the Resort Management Office during normal business hours and a copy is posted on the bulletin board in the Rec Hall.
Electric cost is sub-metered by Mission Split Rail RV Park, Inc. and not from our providers AEP or Direct Energy. Resident's sub-metered electric bills are calculated pursuant to the Public Utilities Commission Subt. R. 23.51(c)(1)G(i) & no administrative charges or fees are added to your monthly electric bill per Texas State Law.
